End of February...
Hi All,
So here we are at the end of February. Short on rain and short on inventory. I have to wonder if they are correlated? Sellers not sure what to do. They historically want to list in the beginning of spring when the flowers are blooming and the sun is shinning. After the rains and cold and dreary weather. Well the sun is shining, the flowers are confused, the rain is not enough to make mud puddles for more than a day or two... So there in lies the question. List my house for sale now and be the first girl at the dance or..... wait until the end of the traditional winter or mid spring and then list my home for sale when everyone is at the dance.
As an agent representing buyers and sellers, that problem is as strong for a buyer as is for a seller... For example A buyer finds a home they really like.. or they think they like based on what is currently on the market. Would the buyer like the same house just as much if there were other similar homes? Or would they suddenly feel like they had settled for what was best at the time. So now the buyers decide to wait until there are more choices so as not to make a rash decision.
So now it becomes a vicious little circle.
List Now?
Buy Now?
Based on what I have seen from buyer body language over the years.... if you like .. you like it! Regardless of what else is or is not on the market. I call it the giggle wiggle.. You can't help yourself. That is why I always make sure buyers look at all kinds of homes. You can know for sure what you like if you haven't seen what is out there. But I can guarantee you, the average buyer wont like something just because it IS out there.
Trust your gut... Trust your wiggle :-)
As for the sellers... We try so very hard as agents to GUESS what the upcoming market will do. Weather, economy, new laws etc.. all of these types of things will drastically change a market in minutes. We advertise, take incredibly beautiful photos, talk about it at MLS every week... everything possible to help you sell your home quickly... But even in a sellers market, the influence on buyer can change the course in a blink. We do our best to change with it and anticipate. We are all GUESSING... educated guessing but guessing non the less. Who knew this drought would go on so long?
So... to summarize...
Mr or Mrs Seller.. Please be patient.. We so want to keep you happy at all times.
Mr. or Mrs Buyer... trust the giggle wiggle.. It knows you better than anyone else..

Starting the New 2014 Year in Real Estate "Herth becomes Vanguard"
So I start the new year with a new company name. I did not change my location, co workers or standards. What has changed is that Herth Real Estate was merged with Vanguard Properties.
At first it was scary with a feeling of "if it ain't broke, don't fix it". With change comes fear and mourning of what was. Now, after changing names and logos not to mention meeting an entire new group of people of with a new way of doing things....the benefits are starting to show themselves. Benefits for me, you and and all the future clients down the road. Whether you are buying or selling there is always a win win scenario when you go from a company of 60 to 200+. There are now 3 offices in San Francisco. Financial district, Castro and Noe Valley. And 3 locations in Sonoma County... Healdsburg, Sebastopol and best of all Guerneville.(Russian River).
I have been with Herth Real Estate for 6 years and have become very comfortable with the way things are. At 50 something embracing change is not an exciting endeavor. But I will have to admit that updating and dusting off the web site and forms and overall view of organization and follow thru has become fun in a way of "what else can I fix, update or just do better.
So now I offer to you my first blog and hopefully will be prompt with new and updated blogs on a regular basis. I write like I talk so a professional author, I am not. Hopefully, some of what I have to say will be interesting and helpful to you.
In future blogs, we will have lots of conversations on inspections, loan process and escrow stuff you may not have known about.
